As soon as reasonably possible and before confidential information can be disclosed, Alabama License Law requires licensees to explain the Real Estate Brokerage Services Disclosure.
A licensee can serve as a Single Agent for either the seller or the buyer in a real estate transaction.
A licensee can serve as a Dual Agent for both the seller and the buyer in the same real estate transaction as long as both parties agree to such in writing.
Or….A licensee can serve as a Transaction Facilitator simply assisting either party with the forms and flow of the real estate transaction.
Signatures are requested as acknowledgement that the services were disclosed.
In addition, the licensee will present their Agency Disclosure Office Policy outlining their individual brokerage services offered.
Again, signatures are requested as an acknowledgement. These forms are not binding agreements.
Once a service type has been chosen, the licensee will present the binding agreement detailing the specifics of the services offered.
Once these forms are complete, homes can be viewed with the licensee and offers can be presented.
